Real estate crowdlending is a collective financing model in which multiple investors lend money to developers and property owners so they can execute real estate projects: housing construction, building renovation, acquisition of commercial premises, or land purchase.
Unlike traditional crowdfunding, investors do not buy a share of the property; they lend capital through a loan agreement with a defined term, a fixed interest rate, and a real guarantee—usually a first-lien mortgage on the same project. On maturity, the developer returns the capital plus the agreed interest.

Is it the same as buying an apartment?+
No. In crowdlending you lend money to the developer for a defined term. You don't acquire property of the real estate, but you also don't take on the risks of management, vacancy, or depreciation. You receive fixed interest and, at the end of the term, your capital back.
What happens if the developer doesn't pay?+
Since loans are secured with a first-lien mortgage, Jenector initiates foreclosure on behalf of investors. The sale value of the property covers the outstanding capital. We also maintain a 2% coverage fund to cover legal expenses.
Do I need to be a resident of Ecuador?+
Yes, in this first phase Jenector operates exclusively with investors holding Ecuadorian ID or foreign residents with active RUC. We are preparing enablement for Latin American investors during the second half of 2026.
What is the minimum and maximum amount?+
The minimum amount is $50 USD per project. The maximum per retail investor is $50,000 USD per project, following SCVS guidelines. Qualified investors can exceed this limit after accreditation.
How are the interests taxed in Ecuador?+
Interest is income subject to Income Tax. Jenector issues electronic receipts for each payment and applies withholding when appropriate. At fiscal year-end, you receive an annual summary for your tax return.
